The Transformation of the Historic Hi-Way 40 Motel

The transformation of the historic Hi-Way 40 Motel is one of the most significant renovation projects completed in Reno in 2026. Located on East 4th Street across from the CARES Campus, the property began life as a roadside motel serving travelers along the historic U.S. Highway 40 corridor. Originally built in the late 1940s, the motel became a familiar landmark in Reno for generations before undergoing a complete rehabilitation and reopening as supportive housing. Photographing the property offered a unique opportunity to document a piece of Reno history entering a new chapter.

The renovation preserved the character of the original Hi-Way 40 Motel while introducing modern improvements throughout the property. New roofing, HVAC systems, parking areas, community spaces, and residential units transformed the aging motel into a revitalized community asset. The blend of historic architecture and contemporary upgrades made the project especially rewarding to photograph, offering a unique perspective on one of Reno’s most meaningful redevelopment efforts.
Today, the former Hi-Way 40 Motel stands as a reminder that historic properties can be thoughtfully reimagined for a new purpose. What once welcomed travelers along U.S. Highway 40 now serves the community in an entirely different way. More than a renovation, this project reflects Reno’s continued investment in preservation, renewal, and the future of our city.
